How long does it take to receive returns?

Each project has a fixed term (typically 12–18 months) with expected annualised returns of 15%. The term starts when funding is complete, not when the raise begins. Shorter terms may apply for projects near completion.

How are profits distributed?

Profits follow a “waterfall” model: 1. Senior lender is repaid first. 2. Modus investors receive their agreed returns from the surplus (usually 2–3× coverage). 3. Developers are paid last, incentivising project success.

Is my return protected?

Yes, your investment sits in a priority position behind the senior lender. The selling price would need to drop significantly (15–25% below projections) before affecting your target return.

How much can I invest?

Investments are on a first-come, first-served basis with no set maximum per investor (subject to available shares).

Who reviews the projects?

All developments undergo a rigorous, multi-stage review process. This includes bank-led senior debt assessments, detailed checks on the developer’s track record, and independent third-party appraisals. Only projects meeting these high standards are made available to investors on the platform.
